HOW TO INCREASE YOUR RENTAL YIELD AND ATTRACT A BETTER QUALITY TENANT

  • The overall presentation of your property is critical to attracting a quality tenant at a higher price.
  • For the exterior of the property, ensure the lawns are mown and edged with any weeds pulled from the garden beds. Fertilizing and adequate watering in the weeks prior to photography will make a big difference. If your budget allows, woodchips to the garden beds not only helps with presentation, but also helps maintain your gardens as they become more waterwise.
  • Simple items such as washing windows, removing cobwebs and high pressure cleaning flooring will assist in making the property have that “clean” feel.
  • For the interior, removing marks from walls (sugar soap works great), vacuum or mop flooring, bleach all wet areas and de clutter (if possible) to make your property feel more spacious.
  • Professional photography is a must. In a tricky market you need your property to stand out from the crowd.
