AFTER HOURS EMERGENCY – WHAT TENANTS NEED TO KNOW

An emergency is a serious, unexpected, or dangerous situation requiring immediate action. Any situation posing an immediate threat to your health, the environment, or that may cause further damage to the property if left unattended, is considered an emergency. Please call the emergency number or see the emergency guide bellow if you are experiencing an emergency.

Emergency maintenance guide

 

What is an emergency example?

  • Burst water services or flooding
  • Broken hot water system
  • Blocked sewerage
  • Gas leaks
  • Serious Roof Leaks
  • Electrical faults causing damage or endangering lives
  • Lift Faults (for apartment buildings)
  • Damage caused by storms, fire or flood
  • Burglary
  • Electrical problems or faults

The following are not considered emergencies:

  • Blocked toilet (if there is more than one toilet at the property)
  • Stove or oven not working
  • Blocked pipes, shower or sinks
  • Hot water system going hot and cold
  • Reticulation repairs
  • Leaking taps
  • Faulty TV reception-antenna problems

BREAK IN/ROBBERY

CONTACT THE POLICE ON 000 OR 131 444 and file a report, you will need to obtain a police report number. If a police report number is not available to
the landlord for insurance purposes, the tenant may be liable for the cost of the repair.

GAS HOT WATER SYSTEM IS NOT WORKING

Check pilot light to see if it is on, if it is not on please re-light. If you don’t know how to do this the instructions are on the inside panel of the hot water
system. Google is also a great resource.

IF AN ELECTRIC HOT WATER SYSTEM

Check that all switches are turned to ON in the electrical meter box. If they are not switched on please switch them back on and check if the hot water
system is now working.

GAS LEAK/SMELL OF GAS

ATCO GAS: 13 13 56, they will give you instructions on what to do. If they are unable to assist, see below.

WATER LEAK/ WATER IS BURSTING OUT

Turn water off at mains, if leaking roadside of water meter please CALL 131 385 IMMEDIATELY. The mains tap is usually located at the front of the
property.

BLOCKED TOILET

If there is only one toilet on the property and it is unable to be used at all, please contact Morgan and Hayes Real Estate on our emergency after hours
number 9879 5468 and leave an emergency message with us. A text message will then be sent to one of our Property Managers.
If there are 2 toilets, please use the only working toilet and report the problem to our office during business hours


FIRE

LEAVE THE HOUSE IMMEDIATELY AND CALL 000.

LOCKED OUT OF THE HOUSE

Should you lock yourself out of the property during office hours, you may come to our office and use the office set of keys, however a $50.00 deposit must be left with reception at the time of taking keys. However, if you lock yourself out of the property after office hours, you will need to contact a locksmith to gain entry to the property and you MUST pay the account yourself. If a staff member of Morgan and Hayes Real Estate attends to allow you access then a fee payable direct to the employee at the time of access will be required. This can be made by direct deposit into their nominated account at the time.

SEVERE DAMAGE DUE TO STORM, EXPLOSION OR VEHICLE IMPACT
This is an extreme emergency situation; PLEASE in extreme emergencies contact emergency services first.
1. If injury to another person, call an ambulance on 000
2. Call the Police and obtain a police report number where applicable
3. Call State Emergency Services on 1300 130 039 (not electrical)
4. If there are any burst water pipes, turn the water off at the mains and call: The Water Corporation – 13 13 75
5. If there is any electrical damage, for example wires down… DO NOT GO NEAR ANY EXPOSED WIRES call: Western Power – 13 13 51
6. If there is structural damage to the house, flooding or electrical problems DO NOT STAY IN THE HOUSE.
7. Contact the Portfolio Manager once the above steps have been taken and they will take the necessary next steps.
